Earlier this week we put the down payment on the house and today we signed the final papers for our new home! Our mortgage company believes we will close and everything will be official by noon tomorrow.

I am holding off on celebrating until then but it should make for a wonderful start to our weekend. We are still a few weeks out from actually moving which is a lucky thing because we have lots of packing to do yet.

We are officially closed and I am a home owner!!! I am now counting the hours until work is over and I can go home and have a nice glass of wine to celebrate. :)

We are still in the Portland area and today the offer we made on a home (yesterday) was accepted. We have all signed and Monday I give them the earnest money and schedule the inspection. We should be all closed by March 30th and we get to move in on April 12th. The couple needed two weeks rent back and we agreed to give them that in exchange for them letting us keep the washer and dryer (they really wanted to keep them for some reason).

It's a nice big fenced in yard for the dogs and the house itself is bigger then what we live in now if not quite as big as I would prefer. The best part though is that the neighborhood is extremely quiet and we are surrounded by giant cedar trees on the perimeter of the yard and there is some nature walking trail thing behind our backyard.

The house also comes with a hot tub! Yay! And a wood burning stove in the living room.

It has been a long week so far. I am utterly exhausted emotionally and physically and I am still a little scared to be excited and happy because until we are living in the house I am paranoid about it falling through. I am a worrier. It's what I do.

The house hunting process was interesting though. I learned that my husband has what I call "yard eyes". The right yard (read big) will make him blind to all other faults. We had some yelling matches as a result of this when I would reject a house because it was too tiny, had dead squirrels on the porch, river rats chilling in the yard, gangster obnoxious neighbors, a tiny murder hole in the master bedroom or was unlivable due to holes in the floors, mold in the ceilings and in one case no electricity run into the house.

He was mad at me for loving a house that didn't have side yard access (though the garage could be converted to a pass through for him) despite the fact that every update imaginable had been done to the home, it had two fire places, was beautiful in every way and had a full landscaped large back yard with mature fruit trees (cherry, apple, plum, orange, lemons, etc) and a separate fenced in vegetable garden, a meat smoker house, a gorgeously covered back deck with a built in bar, a built in giant bbq, etc.

The first house we actually agreed on together we bid on and got outbid. We were heart broken and got into yelling matches about what our back up should be (this also happened to be on our actual anniversary, two days ago). We slept on the disappointment and were kinder and more understanding of each other in the morning and went back to the drawing board. He looked at my second favorite with me again and I looked at his second favorite with him again and we looked at several new houses together.

The very last house of the day (yesterday) he adored and I also liked (though I was still lusting after the yard with the fruit trees and the deck with the bar and the two fireplaces). We spent an hour in that place walking the property, walking the house discussing what we would do if it was our's. Then we looked up crime for the neighborhood, drove the neighborhood several times, looked up local supermarkets etc. And finally I agreed to put an offer on it. The back deck is what sold me. Standing on the back deck overlooking the yard the only thing you could hear was the wind through the trees. Looking straight out you saw the large trees surrounding you and it felt like a secluded forest retreat. I demanded that he agree to make a few updates for me if we went with the house (replace the current chain link fence with a solid wood fence), add a second wood burning stove to the downstairs, convert the nicely built existing shed into my outdoor workout/yoga studio by adding insulation and nicer flooring. And then we sent in our offer with our realtor's help.

This morning our realtor let us know that they countered because they wanted to keep the washer and dryer but would let them go in exchange for letting them rent back for an extra two weeks. We agreed and signed the new contract. Yay!

We still looked at our scheduled houses in Vancouver today just in case. And we found one house we might both be happy with as a back up. It is a gorgeous house with two fireplaces but the neighbors are closer then I would like and the yard is smaller then I would like.

And that has been my week. About 8 houses a day with no breaks for eating or anything. By the time we get back to the hotel we have been so exhausted that we have been passing out into dead sleep. I am happy to stop looking at this point and tomorrow we go visit OUR home again so I can take some pictures.

Which means in a little over a month the pups, the husband, the kitties and I will be Portlandians! I sure hope the dogs get used to the rain fast (they aren't big fans of actual weather of any sort).

The fruit tree house actually didn't have any other bids on it and last I looked (a day ago) is still available. I spoke to the couple and I know they are unwilling to budge on price at all. They put a lot of money and effort into that home and it really does show. The house we put the bid on and lost was a lovely house in a very nice neighborhood with a fully finished daylight basement. We had agreed that the basement would be converted to a full master suite for us and the largest room in the basement had a really cool built in wet bar. How I loved that wet bar. The lard was smaller than we liked but it was doable and the house had soooo much space. But, we were outbid and I don't feel too bad about that. There were a lot of updates needed on that home that would have cost us. We got a better deal on the house we did end up with even though it is smaller in size.

Yes still room for fruit trees! We just need to plant them ourselves and wait for them to grow. Sadly that is pretty far down on the list of updates we want to make to our new home. The list is insanely long despite the house being totally move in ready and in great condition. I guess we are a high maintenance family. :p

#1 is taking out the section of fence that is shorter (4ft ) and replacing it with taller fence.
#2 is building a cover/roof for the back deck so we can make that our outdoor dining area
#3 is adding a sliding barn door at the bottom of the stairs inside the house so we can keep the downstairs as our private master suite and also barricade dogs easily to one level of the house at a time.
#4 is finishing the inside of the shed (insulation, spackling, nice flooring) so that it can be my at home gym/art studio
#5 is installing a wood burning stove upstairs (since they had to remove the one that came with the home due to it not being epa compliant).
#6 is putting together Seans extremely large shed in the backyard which will be his temporary vehicle storage until we have the money to build a real shop for him.
#7 is updating the entire fencing to make it more private (currently it is chain link which I don't like). I have been looking into more affordable options and I think we are going to add wood inserts to the fencing. You can basically screw/clamp them to the chain link and then it looks just like a real wood fence.
#8 is adding a gate at the end of the driveway to add more privacy and security to the home overall.
#9 is adding medicine cabinets to the bathrooms. Right now there is a pretty mirror in each bathroom. But, no medicine cabinet. How does anyone live without a medicine cabinet? Where do they put all their stuff?
#10 replace the shower curtain in the bottom bathroom with a glass door
#11 add a footbath on the back porch for the dogs
#12 add a door from the laundry room to the yard.
#13 add a hand wash sink in the laundry room
#14 add a footbath / dog wash area in the laundry room
#15 change the door out of our master room in the bottom floor to a french door
#16 open up the area outside our backdoor from the master room to allow a pass through directly to the hot tub.
#17 extend the upper deck to reach to the upstairs back bedroom which will be my office
#18 add french doors to the new deck area outside the office (once deck area is built)
#19 enclose the deck area in back as much as financially possible (screens at the least, true sunroom at the most).
#20 make small mudroom space at front door (hooks, bench, shoe storage, etc).
#21 open up stairs by front door to make shoe drawers under each of the lower stairs (saw this on pinterest so cool)
#22 start an herb and veggie garden (fenced in from dogs)
#23 plant fruit trees

Big Projects

1. Build a shop for Sean (3 car)
2. Extend the second story to continue over the garage (likely will involve reinforcing the foundation under the garage)
3. added space over the garage will include a bedroom, extended kitchen area and bathroom.

We have quite a lot on our plate as you can see. We are definitely high maintenance. :p

We haven't moved yet. We are still in the packing stage. Our seller had a rent back for half the month and this week I have a work conference so we will be doing the big big move starting the 19th or 20th. We get the truck on the 18th and start loading then. Right now we are scrambling to get our hands on every box we can and fill them as quick as we can.

Moving is rough. But it is a good time to weed out the unnecessary things. And get supper organized. I bet you are so excited. April 20 is right around the corner!

I’m sure there are a lot of places you can find boxes. I work at a memory care facility (like a nursing home) and every Wednesday we get our food delivery. We recycle lots of cardboard boxes. Maybe you can call around to places like that to see if they can save you a bunch of boxes when they get their trucks?
